Dentons HPRP partner and head of the Real Property practice group Fabiola Hutagalung authored an article titled “Persyaratan Hunian Berimbang bagi Pengembang: Jadi Beban atau Kesempatan?” (Requirement of Balanced Housing for Developers: Challenge or Opportunity?) for Kompas.com.

In the article, Fabiola shared the recent progress of the balanced housing requirement for developers. According to her, the requirement may be a challenge for developers as they must deal with land prices which always increasing.

However, as the government has issued further regulations to facilitate the developers, the requirement may create opportunities for the developers, among others, a developer will be able to cooperate with other developers to build the low-price housing. Developers will also be allowed to build low-cost apartments with the same value as the obligatory low-cost houses, if they do not have sufficient land to develop low-cost houses.

Moreover, Fabiola wrote, with the Financing Liquidity Facility from the Government, the developers may be confident that the market will absorb their low-price residential houses well.
